The development of this area, which covers about 8,500 square meters, provides for the creation of nearly 200 homes in total. The area is delimited by Pianista Empar Iturbi, San Vicente Mártir, and Almudaina streets. The authorized developments, all free-market housing, are divided into three blocks of 82, 54, and 28 units respectively.
The urban intervention has had an investment of 1.58 million euros by the urbanizing agent. Among the improvements made, the installation of five children's play areas, street furniture, 47 bicycle racks, and a fountain stand out, in addition to the creation of pedestrian spaces and tree planting.
One of the key points of the intervention has been the elimination of the narrow pedestrian crossing on San Vicente Mártir street, historically known as the 'sidewalk of death'. Thanks to the demolition of buildings, the sidewalk has been widened to four meters. In total, nearly 5,000 square meters have been allocated to public use land, including green areas and pedestrian-priority road networks.
The project, approved by the municipal plenary session on March 30, 2023, will also allow, through reparceling, to promote the urbanization of Jaume II street in the Benicalap neighborhood. This area is close to other urban developments such as the Artillería PAI, the Cuartel de Ingenieros, and the Parque Central.
