The province of Alicante has seen its construction activity moderate its growth pace during the first half of 2026. After a significant rebound last year, projects submitted between January and June total 1,362,262.63 square meters, 10.9% less than in the same period of 2025. The Territorial College of Architects of Alicante (CTAA) indicates that the sector maintains a high level of activity but is returning to an evolution more aligned with that of 2023 and 2024.
The certified area decreased by 167,638.26 square meters, falling from 1,529,900.89 to 1,362,262.63 m². José Román, head of the Certification Department, believes this reduction should be analyzed considering the extraordinary growth of the past year, as activity remains at relevant levels.
New construction accounted for 1,158,826.36 m², a 9.9% decrease from the previous year (1,287,306.57 m²). Comparing with recent years, new construction area went from 1.09 million m² in 2023 to 1.28 million in 2024, remained stable in 2025 (1.29 million), and dropped to 1.16 million in 2026, a volume higher than in 2023 but below the peaks of the previous two years.
Residential new construction showed more stability, with 595,213.71 m², a 4.9% decrease from the first half of 2025 (625,956.72 m²). Residential area went from 535,116.27 m² in 2023 to 625,956.72 m² in 2025, standing at 595,213.71 m² in 2026. In terms of buildings, 4,508 dwellings were counted (915 single-family and 3,593 multi-family), a minimal variation compared to the 4,578 of the previous year.
At the municipal level, Torrevieja led residential construction with 12.4% of the provincial area (483 buildings). Also notable were Orihuela, Sant Joan d'Alacant, Xàbia, El Verger, Elche, Alicante, and El Campello.
Non-residential new construction experienced a more pronounced correction, with 563,612.64 m² presented, a 14.7% decrease from the previous year (661,320.40 m²).
In rehabilitation and renovation, the total area was 242,985.09 m², 10.6% less than in 2025 (271,913.21 m²), although it remains above the levels of 2023 (150,419.03 m²) and 2024 (190,613.80 m²). The adjustment was concentrated in residential rehabilitation (-21.5%), while non-residential grew slightly.
By regions, Vega Baja led new construction with 441,860.80 m², followed by the Alicante demarcation (250,776.35 m²) and Marina Alta (223,609.76 m²). In rehabilitation, the Elche district led with 51,982.31 m², followed by Marina Baixa, Alicante, Vega Baja, and Marina Alta.
