Sant Joan d'Alacant revises Villós urban development project

Changes incorporated in flood protection, cattle trails, and protected housing distribution.

The Sant Joan d'Alacant City Council has once again put the project for the Villós sector out for public information, incorporating modifications based on received objections.

The project for the development of the Villós sector in Sant Joan d'Alacant has been presented again for public information by the City Council. This second exhibition includes modifications based on the objections received during the first phase, particularly concerning the analysis of the southern area of the sector.
Among the most notable changes is a specific flood risk study for the southern zone, near the Juncaret ravine. The conclusions of this study have been integrated into the future urban planning regulations. The 'Colada de Coix' cattle trail, which occupied about 22 square meters of a plot, has also been adjusted. To compensate, the area of this plot has been slightly reduced, from 11,468 to 11,445 m².
Regarding housing, the project modifies the distribution in some blocks. In one of them, the area designated for protected housing is reduced by 17 m², with the area for free housing increasing by the same amount. In an interview, the mayor, Santiago Román, indicated that 30% of the homes would be reserved for public protection (VPP).
The infrastructure required for the Villós sector development will necessitate a higher investment. Sanitation works, managed by EPSAR, will cost 48,645 euros more than the previous project, reaching 412,688 euros. Aguas Municipalizadas de Alicante will contribute 127,703 euros for other hydraulic infrastructures. Property owners will have to bear 25% of the cost of these developments, which include the treatment of wastewater and rainwater.
The project does not yet have final approval. The documentation will remain on public display for 20 business days for interested parties to submit suggestions. Subsequently, the Urban Planning department will submit the proposal to the municipal plenary for approval and subsequent tender for the works.
