The Local Government Board of the Alcoy City Council has approved the lease contract models for the 18 municipal homes within the intergenerational project on Sant Mateu street, in the Partidor neighborhood.

The documents regulate the obligations of residents, economic conditions, and community participation, with contracts lasting up to three years for young people and seven for seniors. This step marks further administrative progress towards launching the building, which will offer a residential model based on affordable housing and intergenerational coexistence.
The approved models cater to two groups: young people aged 18 to 35 and individuals over 65. Contracts initially run for one year, with annual extensions possible up to a maximum of three years for young people and seven years for seniors, provided access circumstances and conditions are maintained.
Monthly social rent prices range between 210 and 274 euros. Adjudicatees are obligated to use the dwelling as their primary residence, maintain it in good condition, pay the monthly rent, individual utilities, waste and sewage fees, and maintenance costs for common building elements. Payments are due by the 15th of each month, preferably via direct debit.
Contracts also prohibit modifications or renovations without express city council authorization. Upon contract termination, the property must be returned in its original condition with all provided furniture and equipment.
A key aspect is resident involvement in community life, requiring a minimum of four weekly hours dedicated to participation and community development activities, fostering an environment of coexistence and mutual support between generations.
The Councilor for Housing, Teresa Sanjuán, emphasized that "this project goes beyond providing affordable housing. We aim to create a community where young people and seniors can coexist, share experiences, and help each other. Therefore, the contracts not only regulate rental conditions but also the responsibilities of being part of this coexistence model."
Sanjuán explained that the City Council is expediting all necessary procedures for residents to move in, adhering to all regulatory processes and deadlines, with the goal of enabling occupancy as soon as possible.
The building at Sant Mateu 102-104 features 18 units (studios and one-bedroom apartments), two of which will serve as a social resource managed by a specialized entity. It also includes common areas like a lounge, laundry room, and patio. Construction, which began in March 2024, was awarded for nearly two million euros, funded by the municipality, the Spanish Government, and the Generalitat Valenciana.
Specific call for applications bases were approved on April 2nd, the list of admitted individuals on September 24th, and the housing distribution proposal on October 27th. The current approval of contract models is a necessary step to formalize leases and move towards the building's operational launch.
