Elche promotes 'Casa Fácil' plan with 168 protected homes

Protected housing developments are being promoted in Elche, with prices set by the Generalitat Valenciana and options for rent and sale.

The municipal 'Casa Fácil' plan in Elche promotes the construction of protected housing (VPP) at set prices, with a portion designated for rent managed by Pimesa.

The city of Elche is advancing in its housing efforts with the municipal plan 'Casa Fácil'. Through this plan, the municipal entity Pimesa has sold several of its properties to private developers. These developers will construct protected housing (VPP) units that will be brought to market at prices set by the Generalitat Valenciana. A portion of these homes will be handed over to Pimesa to be offered for rent.
Although no procedures are yet active, it is expected that the developments will be completed or nearing completion, as anticipated by mayor Pablo Ruz. One of the promotions already being advertised is for 168 homes in the area of IES Periodista Vicente Verdú, in El Pla, which will be built by Fama Rehabilitaciones. This company acquired the largest lot in the public tender, comprising three plots and 181 protected homes. Of these, Pimesa will receive 37, including parking, which will be designated for rent.
The main plot for Fama is located in sector E-27, between Presidente Adolfo Suárez avenue and Alcalde Ramón Pastor avenue, next to IES Periodista Vicente Verdú. Here, 168 homes will be built, with 230 parking spaces, 230 storage rooms, and 2 commercial premises. These four blocks are already being promoted on the Fama Home website, designed by architect Fernando García, and will include a communal pool, garage, storage, garden area, and aerothermal heating. Construction is scheduled to begin in the fourth quarter of 2026, with no building permit yet granted.
To optimize construction, a system of prefabricated facade modules is planned, which will reduce execution times and improve finishing accuracy. These modules will incorporate high-efficiency thermal insulation to reduce energy consumption, with light tones that reflect solar radiation. The remaining homes from the lot awarded to Fama will be in Torrellano (carrer Hispanoamérica, 18) with 9 VPP, and in Carrús (carrer Carmelo García Serrano, 19) with 4 VPP.
The second lot of the plan, awarded to Alcudia Servicios y Obras, foresees 59 homes also in El Pla (Sector V area), on the site of the old brutalist market. From this project, Pimesa will obtain 11 homes with parking spaces. In total, with these developments, the City Council would manage 48 affordable rental homes, although the conditions are not yet known.

Socialist group
The socialist group has warned that the prices of these protected homes will be high, representing a barrier to access for many. The Generalitat Valenciana recently approved a 7% increase in the maximum price per useful square meter for public protection housing, rising from 2,400 to 2,568 euros. This represents an increase of over 15,000 euros for a 90-square-meter home.
