16 Million Euro Apart-Hotel Project Approved in Arenales del Sol (Elche)

A project for a 16 million euro apart-hotel with approximately 200 rooms in the Carabassí area of Elche is moving forward with the submission of its environmental license application.

The plot facing Carabassí beach in Arenales del Sol (Elche) may soon cease to be a large, undeveloped site. The company Miraclot SL has submitted its proposal for sector AR-1, which includes the construction of an apart-hotel valued at 16 million euros and comprising around 200 rooms. Following the submission of the plot's detailed study, which had envisioned a commercial area on the lower levels, the company has now applied for an environmental license. This application comes after environmental groups raised concerns due to the project's proximity to the Clot de Galvany, a protected natural space.
The initiative, spanning a 15,799 square meter plot, will feature six swimming pools, green areas, leisure and dining zones, a large spa, and open-air parking. The built area, encompassing basements and ground floor, will total 16,116 square meters. The apartments will offer one or two-bedroom options, each with a kitchen, bathroom, and terrace. The general plan designates the land as a service zone (key 10), with limited building height to ground floor plus two stories, and a maximum plot occupancy of 60%.
This development represents a new hotel infrastructure for the municipality, joining recent openings such as the Hampton by Hilton in L'Altet and the planned hotel in the Elche Business Park. The site for the apart-hotel had previously been considered for other projects, including a paid parking lot with 278 spaces and a caravanning area, neither of which materialized. The current foundation work stems from a prior camping project that also did not proceed.
Miraclot SL, associated with real estate firms like Alquileres Inmo House, had previously obtained a construction permit for a parking facility in 2021 before shifting focus to caravaning. Mayor Pablo Ruz has indicated that the land is consolidated urban land and not affected by the Pativel coastal protection law. However, the proximity to the Clot de Galvany has raised concerns among environmental organizations regarding increased urban pressure on a natural environment.
The progress of this hotel project contributes to the development of initiatives in Arenales del Sol, addressing the demand for commercial services and accommodation. This district, which sees its population swell significantly in the summer, has recently welcomed a new Eroski supermarket and anticipates a large Masymas store. The arrival of this new hotel aligns with the objective to enhance Elche's tourism services beyond the city center.
