The coastal area of Castellón province, excluding the capital, has become the main engine of the real estate market, capturing half of the home sales in 2025. According to the latest Tinsa report, the price of holiday homes in this strip exceeds the provincial average and accounts for 45% of new building permits issued this year (788 out of 1,738). Developer business in this area has seen spectacular growth of 125.8%.
Tinsa's analysis highlights the significant weight of the coastal market in the province as a whole. In 2025, sales on the coast increased by 2.6%, reaching 7,648 transactions. In comparison, growth across the province was 8%, with a total of 15,341 transactions, while in the capital, Castellón de la Plana, sales grew by 2.6%, totaling 2,954.
By locality, transactions particularly surged in the northern and central parts of the Costa del Azahar. Almazora recorded a 22% increase and Benicarló 33%. However, a decrease was observed in municipalities such as Benicàssim, Peñíscola, Oropesa del Mar, Torreblanca, and Vinaròs. In the southern area, locations like Burriana, Chilches, Moncofa, and Nules experienced improvements exceeding 10%.
Despite the recorded decrease, Oropesa del Mar was the municipality with the most sales, with 1,309. It is followed by Burriana (888), Moncofa (720), and Almazora (702). Peñíscola registered 665 transactions, Benicarló 711, and Vinaròs 686.
Tinsa highlights the dynamism of developer activity on the coast, with a 125.8% increase marking historical highs since 2007. The real estate supply is attempting to meet the high demand. Provincially, new permits grew by 37.1%, although the capital experienced a contraction of 37%, with only 345.
Foreign buyers play an important role, representing around 20% of sales in some coastal locations. National demand primarily comes from the central peninsula, the Valencian Community, Aragon, and Madrid. International demand is mainly composed of resident Europeans.
Property prices on the coast reflect the market's pulse. The value of holiday homes increased notably above the area's average in the first quarter of 2026. The average price stands around €3,000/m² between Vinaròs and Castellón de la Plana, and at €1,750/m² between Burriana and Playa de Almenara. The general average in coastal municipalities is €1,588/m², while for the province it is €1,328/m² and for the capital €1,317/m².
Price variations over the last year have been intense on the coast (15.1%) and in the province (18.2%), being lower in the capital (9.5%). This scenario points to price tension focused on coastal and nearby inland areas.
Torreblanca recorded the largest quarterly increase, at 53%, although its average price (€1,484/m²) is still far from the highest. Benicàssim maintains the highest price, at €2,517/m², followed by Peñíscola (€2,021/m²) and Alcalà de Xivert (€1,986/m²).
The purchasing effort in coastal municipalities reaches 30% of the average disposable income, compared to 24% for the province and the capital. This indicates greater access difficulties for the local population on the coast, although the levels are considered reasonable.
