The measure, which will come into effect on September 2nd, has been taken after months of technical work to analyze the current situation of the municipality regarding new regulations and the potential adverse effects on the acquisition of residential housing.
The main objective is to prevent an abusive growth of tourist-use dwellings in residential areas and to regulate the use of these spaces in tertiary or commercial premises.
During this period, the council intends to study the necessary regulatory model to protect residential housing and ensure the coexistence and quality of life for residents.
With this decision, the City Council seeks to refine municipal regulations and find formulas that prevent the proliferation of commercial premises converted into tourist apartments, which harm local businesses and neighborhood services.
Housing prices in Alboraya have increased notably in the last five years, and the business prospect of these tourist and hotel uses has contributed to accentuating this trend. This makes it difficult for families and young people in the municipality to access housing, forcing them to look for residences elsewhere due to the scarcity and rising prices of both rentals and sales.
