The Elche City Council has authorized changes of use for commercial premises to convert them into housing, a solution amid a shortage of large residential developments.

The real estate sector in Elche continues to transform commercial premises into housing through changes of use, particularly in neighborhoods like the area around the Carrús Institute and Altabix. This practice has intensified due to the difficulty of constructing large residential buildings.
Recently, the Governing Board approved the company Multiproyectos de Levante SL to renovate and divide a property at José Bernad Amorós street, 33, converting premises closed for years into 7 homes. This company, involved in the construction sector and real estate intermediation, is opting for this common approach.
In previous weeks, similar changes occurred in Altabix, where premises on Avenida de Santa Pola were transformed into 5 homes by private individuals. These figures contrast with new developments being approved, such as a new building with 6 homes on Aspe street, 11, promoted by Paquius MC 2024 Promociones Inmobiliarias.
Meanwhile, there are still no updates on the announced municipal ordinance intended to protect commercial hubs from this trend. The conversion of premises into housing, driven by both necessity and investment, is altering the urban landscape of former commercial areas.
Furthermore, demolitions of old homes have been authorized at Avenida de Novelda, nº 25, and Dositeo Climent Mateu, nº 7, although future constructions remain to be seen.
