Two private individuals have submitted a project for a 9,571.38 m² complex at "Masia Sierra Irta," intended for accommodation and catering. The initiative plans for two rural houses, a restaurant, and an event space equipped for celebrations such as weddings, baptisms, or banquets.
The future establishment will operate with three lines of activity. Firstly, the two rural houses will be located in the rehabilitated farmhouse, offering rental stays with a ground floor, first floor, living-dining room, kitchen, glazed porch, leisure area, and bedrooms.
The food and beverage service will be available to both guests and external clients, with consumption permitted both indoors and outdoors. The event area will feature marquees, two garden areas totaling 5,305 m², and a 150 m² swimming pool, along with a recreational space.
For its launch, the project depends on a Declaration of Community Interest (DIC), as the land is classified as "non-developable." Once a favorable resolution is obtained, the constructions that do not yet have building permits will be legalized.
The promoters justify the initiative by arguing that the selected location far exceeds the minimum legal distance of five kilometers to the nearest optimal vacant land. Furthermore, they advocate for an isolated environment for the planned activity, deeming it unfeasible to execute in urban or industrial areas.
They also emphasize the preservation of the landscape's rural typology and the non-construction of urban elements. The initiative will utilize 9,571.38 m² of a total plot of 34,050 m², without using 50% of the surface area.
Finally, they are requesting the maximum validity period for the Declaration of Community Interest, which would be 30 years, with the possibility of extension.
